Property reporting across the whole tenancy

Inventory & Check-In

A thorough, photographic schedule of condition that records the state and contents of a property at the start of a tenancy. Our inventories document every room in detail — fixtures, fittings, décor, appliances and cleanliness — so there is an impartial, agreed baseline from day one.

At check-in we meet the tenant, walk through the report, record meter readings, hand over keys and capture the tenant's signature and comments. It is the single most effective way to protect a landlord's deposit and avoid disputes at the end of the tenancy.

Check-Out

At the end of a tenancy we return to the property and compare its condition against the original inventory, allowing for fair wear and tear. The result is a clear, evidence-backed report that identifies any changes, damage or cleaning issues.

Our check-out reports are written to be dispute-ready, giving agents and landlords the documentation they need to justify deposit deductions and resolve TDS, DPS and MyDeposits adjudications quickly and fairly.

Mid-Term Inspection

Regular interim visits during a tenancy confirm the property is being looked after and flag maintenance issues before they become expensive problems. We report on the general condition, any breaches of the tenancy and recommended actions.

Mid-term inspections give landlords peace of mind and provide property managers with a documented record of the property's ongoing condition.

Smoke & CO Alarm Testing

Since 2015, landlords in England have had a legal duty to ensure working smoke and carbon monoxide alarms are in place and tested at the start of every tenancy. We take that responsibility off your hands — checking every alarm, recording the result and issuing clear certification you can rely on.

We test alarms on the first day of each new tenancy, exactly as the Smoke and Carbon Monoxide Alarm (England) Regulations 2015 and the 2022 amendment require, either as part of our check-in service or as a standalone visit.
